“Quick Delivery” of New Homes at Fieldstone Place

ELGIN, IL, November 16 - Some people want a brand-new home, and they want it now. They don't have the time-or don't want to take the time-for the wait involved in building and tailoring a home from scratch. How do homebuilders accommodate such buyers?

They offer them inventory or "quick delivery" homes, which are already built model homes often full of appealing upgrades. In fact, Grand Pointe Homes announced today that it was offering for sale three inventory homes from its popular Fieldstone Place, a community of semi-custom single-family homes and courtyard townhouses in the outer-ring Chicago suburb of Montgomery.

"It's like you're conjuring up a new dream home for these people. It's there instantly, and they love it," said Scott Ballard, Vice President of Sales and Marketing for the West Dundee-based Grand Pointe. "By buying one of the three Fieldstone inventory homes now, a family can be moved in within weeks."

All three of the Fieldstone "quick deliveries" are two-story townhomes, and two of them are Heather models. The Heather 17-4, a luxurious end unit, features two large bedrooms, two-and-one-half baths, finished English lower-level family room, formal living and dining rooms, eat-in kitchen with five-foot eating bar, 42-inch oak cabinets, and high-end stainless-steel appliance package. The Master suite includes a 56 sq ft -walk in closet and a private bath with soaker tub, separate shower, and double bowl vanity. The home stretches 1,820 square feet and costs only $213,440.

The Heather 14-3 contains two bedrooms, two-and-one-half baths, formal living and dining rooms, finished English family room in lower level, and fully applianced kitchen with oak cabinets, island, and breakfast nook. The Master suite features luxury bath with soaker tub and separate shower. The upgrades include oak railings, Carrera millwork, and air conditioning. Measuring 1,820 square feet, this Heather costs $206,895.

The third "quick delivery" home, an Iris model, showcases three bedrooms, two-and-one-half baths, formal living and dining rooms, finished lower-level English family room, fully applianced eat-in kitchen with oak cabinets, and Master suite with private bath and his and hers closets. Oak railings, Carrera millwork, air conditioning, and numerous electrical upgrades complete the picture. The home measures 1,873 square feet and costs $208,160.

Fieldstone Place boasts advantages outside the homes themselves. "It's an in-fill community, and that fact puts Fieldstone in the middle of a lot of infrastructure, including schools, transportation, and other development," said Ballard. "The bottom line is that new residents don't have to deal with the challenges that come with the more pioneering life characterizing the west side of town. They live near I-88 and a Metra train line that goes to Downtown Chicago. Another advantage: taxes are historically lower here (a tax rate of 2.1% vs. 2.5% on the other side) because we don't have to build new schools or other infrastructure," he said.

There's another big advantage. "Buyers at Fieldstone will end up paying much less than the list price thanks to our incentives program." That savings can go up to as much $20,000, which is available only by using the company's preferred lender. "We let buyers use the incentive however they want. They can put it toward the purchase price, pay closing costs, or buy down the interest rate," said Ballard. "So people not only get their new home right away, they get it at a real buyer's market price."

Visitors to Fieldstone Place should take I-88 to Illinois Highway 59, south to Ogden Avenue (U.S. Hwy. 34), west to Montgomery Road, west to Briarcliff Road, and then south to the models and sales center. Sales hours are 10am to 5pm daily.
